The process of marketing your property
- Detailed "listing" of your property including: Listing Contract, Property Information Sheet, Agency Disclosure, Lead Paint Disclosure (when applicable), digital photographs, Title V report and water source information.
- Listing sheet prepared with a color photo and mailed to you for approval.
- Listing processed in Multiple Listing Service complete with digital photos.
- Property viewed by the Realtors of Benchmark & Pratt on the first Tuesday following the contract date.
- Review of the Multiple Listing Service presentation for accuracy and quality of photos as well as verification that the property has been forwarded to Realtor.com.
- Advertisements written for each publication, i.e. The Real Estate Book, Home Preview and newspapers, such as The Recorder, Daily Hampshire Gazette, Brattleboro Reformer and Union News.
- Listing entered on our own web page and reviewed for accuracy.
- Your property goes to prospective buyers via the MLS Web Search program within 24 hours of being entered in the Multiple Listing Service.
The showing and management of your property
- Keys are coded, locked and always signed out. With permission, a lockbox will be installed at the property.
- All appointments are made 24 hours in advance when owner occupied or occupied by tenants. Verification confirmed before we go. On occasion, request for an earlier showing may be warranted.
- All prospects are pre-qualified before they view your property.
- All prospects are recorded in your file so that we have a record of who has viewed your property.
- Evenings, Saturday afternoons and Sunday, we have an answering service with direct referral to the Realtor on call or your Listing Agent.
- Listing Realtor will attend all showings, if requested, or a Realtor from Benchmark & Pratt will be present.
- After each showing, you will be contacted with feedback from the prospect who viewed your property.
- Listing Realtor will maintain a line of communication with you.
When a buyer is found
- We will present the Offer to Purchase and negotiate the terms in your best interest, collect the initial down payment and deposit it in our escrow account.
- Once the Buyer has chosen a licensed home inspector, we will coordinate all necessary dates and accompany the inspector(s) to the property. In addition, we assist with the Title V inspection if it has not been completed.
- Upon completion of the inspections, we prepare the formal Purchase and Sale Agreement detailing the conditions of the sale and request an additional deposit.
- We assist the Buyer in making the mortgage application and submit all the details to the bank. We also coordinate the bank appraisal and follow this process very closely.
- We arrange for an inspection of the smoke detectors by the local Fire Chief to procure the Certificate of Compliance required by the State prior to closing.
- We contact the respective Attorneys by letter and send copies of all related material. We follow through to insure that a closing date and time are scheduled.
- Prior to the closing, we arrange for a walk-through of the property with the Buyer to insure there will be no issues after the closing.
- We attend the closing to complete the sale and issue you a receipt for our commission.
